I noticed that most agency owners spend way too much time perfecting their cold emails.

They obsess over the subject line…

Rewrite the opening sentence five times…

Test different CTAs hoping for a breakthrough…

But guess what?

None of that matters if your list sucks.

As I like to put it bluntly:

If you’re chasing the wrong people, no strategy will save you.

See, great outreach doesn’t start with copy. 

It starts with data.

That is, you need a high-quality list that includes:

  • The right decision-makers
  • Verified email addresses and phone numbers
  • Businesses that are active, growing, and likely to invest in marketing

Unfortunately, most agencies rely on scraped tools or outdated databases instead.

They pull from Google Maps.

They buy a mass-market list with no filters.

Or worse, they skip the research entirely.

The result?

Cold emails that never get read.

Calls that go unanswered.

And hours of outreach with nothing to show for it.

So, what actually works?

I teach my students a three-part play to build lists that convert, and I’m sharing it with you, too:

#1. Join the association.

Every niche has one – roofers, dentists, HVAC contractors, you name it. 

These groups often share their full member directories with paid members. 

So, if you join the group, that gives you instant access and instant affinity, allowing you to say:

“I’m reaching out because we’re both part of PHCC…”

#2. Buy the list, but buy smart.

Tools like Coldlytics go beyond scraping. 

They use human researchers to verify owner emails, social handles, and even phone numbers.

You tell them the niche and market while they handle the grunt work.

#3. Borrow the list.

Find joint venture (JV) partners who already serve your niche. 

Then, propose co-marketing or rev-share deals. 

The idea is to tap into warm audiences with built-in trust.

When your agency’s list is dialed in, the rest of your funnel starts working better.

More opens. 

More replies. 

More bookings.

So, if your cold outreach is falling flat, stop tweaking the email.
